Managing a core team of architects, planners, and other specialists, we developed a phased plan to minimise disruption to existing tenants whilst maintaining the client’s income stream. We worked closely with our client to unlock the potential of their long-held mixed-use property. Our approach began with a detailed feasibility study, analysing the commercial and residential units alongside the surrounding area to identify the most strategic development route. Financial modelling was conducted to explore full residential, full commercial, and mixed-use schemes, ultimately recommending a solution aligned with the client’s long-term investment goals as a buy-to-hold investor.
This process secured a positive pre-application response from the local authority in April 2024, and we are now finalising the full planning application.
